Wouldn’t want to live anywhere else! Perfect location, great amenities, and nice employees. I’ve lived here for two years and just signed for another one!
It's a very good place to be. I have loved living here and its my second year at The Marshall! I love the amenities. I use the gym and the swimming pool a lot and having everything so close to you is a blessing!
Living in the Marshall for sure has its ups and downs. Primarily, it is super conveniently located, has lovely amenities, and the building staff do genuinely try to create community. With that being said, the actual units, quality of construction, and overall price all make living the Marshall a lot less enjoyable. The dogs in the courtyards are forsake cute though.
Good apartment, nice amenities. The Majority of the time I’ve lived here it’s been under construction, hence the downgrade of a star. Decent place

I think the apartments themselves are nice, and there is are attempts to foster and build community, but most times I do feel like a sense of community is lacking. I do really like the open common spaces offered by the building lobby.
I like the community. The location is nice and the people are friendly. I wish the prices weren't so expensive, and the staff could be more responsive to emails. I sent an email two weeks ago, and still have not heard a response. Additionally, the Marshall makes more than enough money to fix the broken elevator in the B building, yet it hasn't been fixed for over two months which is highly inconvenient.
This is the 3rd apartment I’ve lived in at the University of Minnesota and the Marshall by far has the worst management. I’m not sure what the name is of the main manager who is a little bit of an older lady, but she couldn’t be more abrasive and unwilling to help. The lack of communication combined with pure rudeness astounded me every time I had to deal with management. I strongly believe the Marshall should consider a change in the way they operate or who facilitates communication with residents. I’ve never been treated so poorly for paying $900 a month in rent.
Living at the Marshall has been a great experience so far! The staff are all very helpful and always greet those of us who live there with positive energy and a smile! My roommates and I have only had slight maintenance issues, but all have been resolved within a few days of submitting a request. Overall, it's been great to live here!
Best apartment in Dinky. Someone on site 24/7 to help, as well as being able to talk to someone in person about any questions you may have. Amazing staff.
overall, great living, but there are too many people who smoke weed here, which is the only thing I have been upset about. I wonder if there is a way to control this issue better!
Living at the Marshall has been great! The amenities are great and the lobby area is fantastic for studying. Very happy with my stay so far.
One of the B elevators has not been working for months now. Other than that, have had not many other problems. It’s a great place to live and I love all of the activities that happen

The management is amazing!! The amenities are nice, especially the free printing and convenient access to Target. I love all my neighbors, and feel very comfortable asking them to quiet down if need be.
It has been a good experience so far. Someone needs to fix the time the side doors and gym doors close at because they don't follow the corresponding times they say they do.
The location is extremely convenient and it is nice to have personal a bedroom and bathroom. However, the walls are thin and the courtyard can be quite loud at night and on the weekend.

WiFi turns off at the worst times. Water shuts down too. One of the elevators in Building B has not been fixed yet. Quiet hours are at 11 pm on weekends, which should definitely be changed.
Love it here. I wish there was more reliable WiFi and water, though. But I really appreciate the free printing and study rooms on each floor!
I really enjoy living at the Marshall. My neighbors are friendly and everyone is respectful. The common areas are filled with amenities and staff is welcoming and helpful.

I was very impressed with the fast response to the work request. We have had several requests completed very quickly. However, after living a month in the apartment, we have already found quite a few problems that needed fixing. Additionally, the gym says it opens at 6 am, but it does not.
I think that the amenities and location is perfect here. However, I have had issues with the lease renewal and still have not gotten our renewed lease. In addition to that, I have had some of the student workers in the leasing office be quite short and/or unwanting to solve some of the issues I had.
Very good overall, it is quite pricey however for the size of the rooms. The management was quite helpful whenever things went wrong, but unfortunately that was quite often. Overall a good college apartment.
The Marshall is a great community and the staff are very friendly. I love living here! The only negative that I have experienced is that I emailed the staff about an issue in the parking garage and I never got a response and the problem never got fixed. But other than that I have had a great experience!

I've lived here for one lease term and honestly if I didn't have to live here anymore or it was convenient to move I would be gone by now. Here are my primary complaints:
1) This place is not secure or safe. My car has been broken into in the underground parking garage, my bike was stolen out of the underground parking garage (this garage which I pay for), and there are often homeless individuals inside the building or inside the gates. They have security here at night (apparently), but yet they still have this many security concerns? So many mopeds of residents are stolen each semester which wouldn't happen if it was as secure as they say it is, even despite crime in the area.
2) The staff isn't very friendly. I can note that they have gotten friendlier but I am guessing this can be attributed to numerous complaints from residents to Greystar. It's difficult to get a straight answer from most of the staff without seeming like an inconvenience to them.
3) Thin walls. I can hear my neighbors watching TV-- that's how thin the walls are. Not my roommate, my neighbors.
4) The lease terms are very confusing. You pay 12 months of rent for living there only 11 months of the lease term when you are ending. So in August you pay a full month of rent for only living there for 1/3 of the month. How does that make sense?
5) Pricing. I know I am paying for a "luxury" style of living with the amenities and location of the building. I do understand this, but still often think how unreasonable it is. Especially with parking, it's $150 a month for an unsecured lot. Utilities are expensive as well so that adds up.
6) Packages. Often it takes them a day to process a package I know was delivered but has not been put in the system. It doesn't usually seem that busy so I'm not sure why it takes a day to process.
1) Great amenities, some are very unnecessary. The pool is almost never used, the basketball court is usually used by non-residents.
2) Fun community events. Usually not enough for everyone but it's a nicer perk.
3) Great location and convenient that there's a target next door.
4) Clean. The lobby areas are usually pretty clean which is a perk.
5) Free printing and computer lab. Though this often is out of paper or not working, it's super convenient that we have that and a computer lab in the building.
I really enjoy all the amenities and the location is the best. However, the walls are thin, the water pressure in a lot of the apartments is not very good, and there is little to no cabinet space. I only live with two other people and I have to keep my food in a storage bin under my bed.
It’s really great to live here, good location, friendly people, and lots of places to study. I haven’t used many of the amenities yet but I plan to do so soon!
My apartment is right outside the parking garage so I get woken up by the recycling and loud construction workers every morning at 6 am. All of our appliances are mediocre and have needed maintenance in the almost 2 months we have lived here. Not worth $900 per month
I love the apartment and the amenities! It is also in a fantastic location. Having a balcony to enjoy fresh air is also a huge bonus. The only thing I wish I could change is the cost of the rent...
I’ve lived at Marshall for the last 3 years, & you can’t beat the location! I live in a 4 bdrm, 4 bath and it has a ton of room!! I’ve had a good experience living here
I really like it! Amazing location, good study rooms, love the free printing, and all the fun events that are put on! The staff is always willing to help and are so friendly.
My apartment is wonderful and have had no problems thus far! Plus I mean having a dog or two to play with in the courtyard is always great too!

The Marshall is high class and has great amenities. However, the maintenance of the facilities and surrounding grounds has been subpar lately. Nevertheless, I LOVE the access to a computer lab and how the courtyards always have a dog around:)

Thin walls with noisy neighbors make studying hard sometimes. Good water pressure. Prompt maintenance responses. Lack of some basic communication from office (ex: regarding disruptive construction)
The community is good around us with nice people and nice staff... sometimes they can be pretty strict on being noisy in your rooms. We've already had like 5 just for watching tv too loud...

I like the Marshall for the most part. The location is great and I love having my own room and bathroom. I am annoyed that the price keeps increasing every year, but I understand that you have to be competitive. The walls are super thin which is really annoying because I can hear my neighbor's dog bark for hours on end whenever they leave it home alone. I am sick of the construction. Most of the office staff is really nice but there have been a few people who've been rude and unhelpful. Also, the yoga mats are disgusting.
No problems yet with anything except the lack of storage everywhere. I don’t understand how any of the drawers were built to minimize so much space.
The amenities are top notch. The Marshall employees are very friendly and always willing to help. It is also a perfect location within Dinkytown.
Annoyed by that when I moved in the place was pretty dirty and didn't seem like anyone cleaned. Even had a band aid on my bathroom floor and the kitchen wasn't cleaned at all.
This has been my favorite apartment throughout my 4 years here! It is a great location, amazing neighborhood, and the staff has been the friendliest. I also love that I am able to have a pet here at an afforadable price!

I have enjoyed the location, amenities, and my spacious room. I love using the grills on game day, and I love using the lobby area to study.
Living at The Marshall has been such an amazing experience so far and I’ve loved every minute of it. Although there has been some maintenance issues the crew and staff have shown us that these issues are top priority and that’s a really great feeling to have as a renter. Everyone, from the staff to the residents are so welcoming and warm. 100% would recommend living here.
I’ve lived here for about a year now and I’ve enjoyed it. It’s a great location and it has Some really cool perks (pool, printing, work out facility etc.) had really no problems.
The space and people have been extremely welcoming. The amenities have never disappointed, and the hallways always feel clean. I also love the location of The Marshall in Dinkytown, it seems to be in the heart of everything.

Went in to change my parking site since I was assigned a compact spot and the manager was rude. She did help switch my spot but did it reluctantly and made sure to let me know she was graciously doing this and it was a hassle.
Not a lot of sound proofing, constant balcony construction, and a few other problems. However, the amenities and location are great. There is a vomit stain in the hall that still needs cleaning though.
My apartment is the most up to date and gave me exactly what I was looking for if not more! It’s got competitive pricing (especially for a room of your own) and the amenities are above and beyond the normal.
The front desk is kept clueless about building problems and don't know who to contact if there are any issues in the building. Other than the workers, the facilities are nice and the amenities are good.
Rooms and living space is nice. The courtyard and club room are good amenities. The location is awesome. Some minor problems with appliances in the unit and WiFi being spotty but they were fixable.

Being a resident is great. The Marshall is a very good community, and the people are always really nice. There have been a few incidents that have been unfortunate, as is the water being out for the entire building. Other than that, things have been fairly good.

There seems to always be something broken or not working. Usually something new every week. Also the weight room is lacking, could use some more free weights. Don’t really need a full sized basketball court, weights are more functional
My experience living here has been pretty good overall. The amenities that are offered here are awesome and have great communities spaces, but there are some things in my apartment unit where you could tell have gone through extensive use

Overall it’s really safe and a lot of fun with plenty of dogs and people who are nice. The staff is great at doing what they do and they are very friendly. The construction can be a bit annoying at times but once it’s over, everything will be great!
I have loved living in the Marshall so far. The staff is so friendly and helpful with whatever I need. The building is super clean, the only problem we had was in our unit the floors were very sticky when we moved in. Otherwise I have had a great experience so far!
Quality of appliances is good, as well as the amenities. I enjoy free printing and the view from my room is amazing, I cannot complain. I don't appreciate the cost of parking, and our doors are quite squeaky. The water goes out more frequently than I would like, but the staff is usually on top of it to get it fixed.
The units at The Marshall are nice and I've had few issues thus far, however their management is awful and do not operate in a timely manner.
It’s been great living here. It is in Dinkytown so all food and entertainment is nearby. The commute to classes is nice with the bus routes being close too.
The Marshall is conveniently located right in the heart of Dinkytown. If offers great amenities and the staff is very welcoming. I would definitely recommend this complex to those interested.
So far, it’s been going pretty well. Move in day was a breeze but utilities are still a little shaky. We’ve had our water and WiFi cut out multiple times with little to no warning.

Almost everything is perfect at the Marshall. The one part that made me a bit upset is that in our specific room floor plan, it was drawn in that we had a coat closet and a balcony. We have neither a coat closet, now a balcony. That wouldn't have been disappointing if it was not drawn into the floor plans. But since we expected it, it was a disappointment to us. Overall, though, the people around us are great. I absolutely love the gym area, and I feel very safe in the building. It's a great place to hang out and do homework.
In the two weeks that I've been here, I have nothing but good words and thoughts towards The Marshall apartment complex. The amenities are great, clean and new.
Clean rooms and relatively quiet. Great location near campus! The Marshall allows dogs which is so great! There are plenty of spaces to study.
I would have thought that the construction would be done by now. I sometimes saw the workers just messing around. What is taking so long? I don’t get it. Also I will never quite get over the ricin incident. That was the day before one of my exams and my study materials were in the building and I couldn’t study. Very upsetting. I mostly stayed because of the location and because I hate moving.
The Marshall is a very convenient location. The beds are very nice for comfort and size. The lighting could be better and the furniture they provide could also be better. Overall solid experience.
Very nice lobby and amenities the staff has been very nice so far. The apartment is also very nice color schemes and furniture. Move in day was slightly stressful due to the amount of people trying to use the elevators but that is understandable.
Like the first week food things everyday! Staff is helpful so far! I did not pick a specific unit when applying for a lease, and ended up with a very nice apartment; very pleased with this. Lots of amenities to enjoy here.

The Marshall is a great environment for making friends as almost every resident is also a student at the University of Minnesota. The amenities are my favorite part of living at the Marshall and being above a Target is amazing.
The apartment complex is located in a very convenient spot, but rent is unfortunately very costly and not very realistic for a college student. The beds are decently comfortable, but the walls are so thin you can hear everything your roommates are doing/saying. There are a lot of nice amenities however which is super cool!

The Marshall offers me a wide range of amenities that make it easy for me to stay focused in school and is located close to restaurants and grocery stores.

I would give this a 5, but the construction is terrible and woke me up at 630 every morning. I also didn’t like that the 3rd floor courtyard facilities were not kept up.

I’ve lived at The Marshall on multiple occasions. It seems to get better and better each time, I am so glad I am able to call this place home.
I loved everything that the Marshall had to offer. I would sit on my balcony every morning with my coffee and overlook the courtyard. I loved seeing how much of the community all of the residents created, as I watched volleyball games, pool parties, and puppies mingle.
Living here was very nice, the apartment was well maintained and had a modern feel to it. The staff were very helpful and the underground parking was nice.
Great experience. Staff is very helpful and fast with everything including solving issues. The apartment complex was always clean and in order (amenities). The only issue I had really this year was the ricin.

The rooms are nice, however the walls are extremely thin. You can hear conversations held in the common area when you are in your room. If you love in the B building, the courtyard is always extremely loud at night
Honestly, it is an ok place for my needs. I live here more because of my night classes and convenient location than other reasons. Parties, drunk, and loud neighbors are what I am done putting up with. Maintenance team don't really wait after knocking on your doors. One time they popped in my room when I just came out of shower. Where is my privacy???
The Marshall has everything you need for college living. It is truly superior to all apartments on campus. The staff is helpful and amenities are nice

Although there were constructions throughout the year, I cannot blame an apartment complex for wanting to renovate their buildings. To make up for the early constructions, The Marshall organized amazing events each month. My favorited were pizza nights, a slip n’ slide, and a movie night. Any troubles that I faced, including some with my old roommate, were handled kindly by staff. Sue, the manager, has been a lifesaver. While incidents are prone to happen in a college apartment complex, The Marshall made sure that residents were always comfortable. After an incident that kept all students from entering their apartments for a few hours, the complex invited all residents to diner at Blarney’s. Amazing staff.
I wish I never signed a lease her. There’s constant construction going on without any warning, blocking off sidewalks and for MONTHS blocking the door to my apartment. The administration does not care about the residents wants, needs, or safety. Do not live here if you would like management that respects you!
The best part is the location. The walls are incredibly thin and I can often hear people talking at conversation volume when they are in the courtyard outside my window. One time, there were a group of people yelling in the courtyard at 2am and the CA on duty told me that security had left and that she couldn't do anything about it.
I haven’t even moved in yet, but I’m exited to be living there. From our tour of the place I can tell that the building is very nice and that our room looks exceptional.
I lived in the radius for 2 years. It was a good place to live; however, I did not like the fact that the rooms were too small, and the bathrooms had no tub. While other people in the building had a lot of bigger rooms and tubs, I did not for 2 years!
The location of the Marshall is nice and for the most part the staff is nice as well. The maintenance guys always come in quickly and get things fixed pretty efficiently. However, the Marshall did construction literally the entire year but told us it would be done months before it was. The ricin incident wasn't great either and was handled poorly.
Fire and always a good vibe I like being around the area and feel like they do the best making college fun. I wish we could have a little bit more music during weekends but that’s the only complaint.
The Marshall is a clean and modern apartment complex with great amenities that help keep the off campus student life thriving. I love the location as well!
There are a lot of opportunities to mesh with the community. The outdoor living space and a huge perk in the city. I enjoy using this space and seeing other dogs out there playing!

The construction noise was pretty annoying sometimes, but mostly tolerable. The one thing that happened at least 5 times was snow plowing the courtyard (where my apartment happens to face) between 1 am and 3 am on weeknights though which was very loud and kept me awake.

noise travels very well in this jilting. Probably it’s bst feature. Also, there is virtually no parking for residents and the waitlist for a permit is laughably long. Inside is nothing special at all. Feels small and looks cheap in most areas with nothing of any quality.
The Marshall is a great apartment it has a lot of space and the management is great, love living here. It has a lot of great features too like having the pool and workout and basketball court
Lots of hidden fees:( the faculty didn’t tell me about a $100 signing fee and then just “happened to notice” that I never paid it. They also do not tell you upfront about needing renters insurance
Everything is awesome, staff has been nice and understanding. There’s always things to do and events that are put on and you always see cute puppies when you leave your room!
Overall, my experience living at the Marshall was good. Good location and community. I wish the pool was open later, and it would be better if you didn’t have to go all the way to the garage for recycling.
I have so far not actually lived with the marshall at all so I am not entirely sure how my living experience will be. I did, however, enjoy the tour that I was given.
I have not moved into the building quite yet, but I am looking forward to the move in, and I am excited to be apart of the Marshall community.
Its a great fun neighborhood to live in and a very nice building. Everyone that lives here is nice and outgoing. I can not wait to come back.

The Experience here has been decent. I would like to see more free things in the lobby. I love that the apartment is dog friendly. This is very important.
The amenities are really great and I love all the people that live around me. All my friends got in the same area as me in the apartment so it is really fun.
I have absolutely no complaints about the Marshall! Everything was so smooth moving in and they respond quickly. My apartment room was squeaky clean when I moved in.
Construction project has proven little regard by the company towards residents. We have been waiting for our patio to be reattached for nearly two months after being told it would take 2-3 days. Communication has been nonexistent, and despite paying a premium for the patio feature, nothing has been offered for compensation or help resolving the issue.
I think that my living experience here is going to be awesome! Great amenities, good people, and a lot of fun events to be a part of here! A huge step up from my last residency for sure!
It is a very nice place with many ammenities. I have enjoyed using the pool and the workout room. I also enjoy the benefits of having a tempurpedic bed
For the most part living at the Marshall is good, besides it being very expensive and the occasional frustrating patches. For example this building seems to always be under construction. Being woke up at 7:30am to construction workers isn’t my favorite thing, but in all honesty the Marshall does its job: providing a nice place to live.
The amenities are nice, but the rooms are small for the price we pay. We also have issues with the WIFI pretty often. The location is perfect though.

The Marshall is the coolest place to live by the UMN. The courtyard is great and it makes your home away from home feel like your favorite spot. I love all the study spaces and hangout spots
I like how modern and new it is, and the balcony’s are an added plus! We are in a corner apartment so it’s very spacious with plenty of windows to let in the natural light.
I don't live at the Marshall yet, but I am excited to in the coming fall of this year. So far all of the staff has been very helpful and kind. I'm excited that I will be living with the roommates that I requested and I think the Marshall is a beautiful facility.

I have been staying at The Marshall for some time now and I like how private it is and how much you do not get bothered. The staff do their best to help you even though they are so busy. They do what they can to make your experience the most exciting!
The Marshall is a great place to live. They offer amazing amenities and always have fun events going on. The office staff is very friendly and helpful.
It’s been wonderful so far, the room is great. The only reason why I put 4 stars was because my room wasn’t ready the first day I came, so I had to wait for a couple hours.
Great amenities, love the activities they put on. Maintenance is pretty slow and the management isn’t always the friendliest. We have had our balcony door locked since the beginning of the school year so that’s kind of a bummer that we can’t open the door and enjoy the view.
So far everything has gone by something, very commuinicative just new to the process. I think that it would be awesome to know who else is on your floor before you move in.
The apartments are very nice but the walls are extremely thin and you and hear a lot of noise from the courtyard so if you like sleep, be prepared to wear earplugs to bed.

Very welcoming environment and approachable staff. Lots of utilities around that are very useful for students. Rooming is just how it should be, everything works and staff fix any problems in a timely manner.

Overall this has been a good experience living at the Marshall. The amenities are great. However, there is a lot of construction around the building constantly.

Although it is in a convenient location and the building/ amenities are nice, there are a lot of structural issues. The walls chip with only a smart strip, my apartment flooded, my key doesn’t work sometimes.

When the Instagram account Live Not The Marshall was created and received over a thousand followers in less than 24 hours, I finally felt validated. (RIP to that account btw, pretty sure Sue Miller threatened to sue.) I was praying one of those Greystar reps would be in the elevator with me so I could tell them how I feel. I resigned my lease and regret it every time I have to go to the office.
Great location and a lot of great people! It’s also has great community areas for studying, playing basketball, working out, swimming, grilling, you name it!
The service I’ve gotten in the touring and leasing and signing processes has been very helpful and they answered every question in details to make it as easy as possible.
Build thicker walls I can hear everything. Amentities and proximity are the only things worth living here for. Build a locker for things like pool stics, baseketballs, etc because they are unsuasable when the office isnt open
So far I have loved the Marshall. I have friends who lived there last year and the customer service was always on point. I recently called about an issue with the move in time and they were extremely helpful

The Marshall is in a great location and has amazing amenities. I really love it. The only complaint is I wish there was more parking! Otherwise it would be perfect.
Great location and quick repairs. However, the Juliet balcony in our apartment has not been accessible for months and construction is constant.
It has been a great place to live besides the construction. I love the community, locations, and the amenities the most. But everything seems to be made somewhat cheaply.

The Marshall staff was awesome in helping me and my roommates when we had a difficult situation at the beginning of our sublease. I really like the location as well as the amenities (ex. Pool and workout facility).
Overall a great experience. However sometimes the Marshall does a poor job in communication with their renovation and other communication. The staff are extremely friendly. The rooms could use a fresh coat of paint though!
So far so good! They have made the transition and moving in very easy. The staff is always very timely on getting back to us with answers and are always willing to help us.
Apartments are very nice with a great workout facility and courtyards. AThe company also has community events in the lobby that are very fun to attend!

I had construction outside my window for two months which was really horrible. It is pretty ridiculous how long there has been construction.
The leasing process has been much easier than my previous apartment Haven’t moved in yet but I’m happy with the constant updates and how easy they’ve made it on me. I hope it continues
There are a few things broken in the gym and I cut my finger on a nail in the pool but the tanning and free printing is good. I think you make an effort for social things but idk how well it works
Always under noisey construction. Good amenities though but it’s pricey. Our rent got moved from 875 to 900 for moving from a 3 bed 3.5 bath to a 4 bed 4.5 bath. Makes no sense
At the Marshall the location is really great, with campus only 5-10 minutes away, and target directly below, it makes life convenient. However, the walls are thin and appliances cheaper and worn down mores than the apartments shown when touring.
I enjoy living at the Marshall because of the location on east bank and the proximity to Bierman for athletes. I don’t know if what I pay is worth it for the location and amenities.
It’s pretty good. People are nice, but rent is a bit expensive. I wish it was a bit lower, but I understand people need to make money. Any who it’s cool.

Great amenities, great apartment layouts. The beds are amazing too! When signing with the Marshall, r was a no brained. A lot of lobby space, pool, workout facilities, etc.
Parties on weekends but they end by 11, thin walls, but nothing terrible, easy to get lost trying to get somewhere but there are maps to help.
Room for improvement, the location is excellent and is right in the middle of Dinkytown. However, the walls are so thin you can hear everything in the hallway and anything your roommates are doing. For paying $780 a month, each of us in a 2 bedroom, 1 "office bedroom", it's pretty ridiculous.
Great atmosphere and staff makes you feel at home. The amenities are great and in good condition. Although there are many options of things to do, I wish that the events were geared more towards what residents want.
Well, the place is good but the agrrement sucks. I pay for the full month but allowed to stay only first 9 days in the apartment. Thisnis very unfair. You take unfair advantage of students. I will never stay here again.
The Marshall is nice enough and the apartments are pretty good, but the whole thing is a little dorm-like and overpriced. It is also difficult to navigate such a large building.
Everytime I go to the Marshall, it’s been the best experience. The building is wonderful, the staff is great, and I love how it’s above target and how the apartment is so convenient.

The location is fantastic, and the apartments themselves are quite nice. Management has always been very responsive of concerns. Rent is expensive and the apartment is very noisy on the weekends, with very little enforcement of noise rules unless an RA is called, in which case individual issues are quickly addressed. In general many residents feel as if they have no accountability for their actions and are not kept in check by management as they would in non-student apartment complexes elsewhere. Other than issues with other residents however, I have had no issues with the Marshall.

Love the gym and pool, great amenities at the apartment are why I enjoy it so much. The staff in the office are also very helpful and it is always very clean.
I haven't lived here yet, but all my friends do and i spent so much time here with my friends that i wanted to move in as well. It is clean and quiet and always fun!

The building is very nice, with amazing amenities. It's quite loud at times, but that's to be expected from a college-only apartment. It's also a little pricey for everything that's offered, but in the long run it's probably worth it.

Overall, the Marshall is in a great location. I enjoy its approximety to my classes, the hockey rink, target, and the swamp. Maintenance gets their job done quickly. Workers are great. Construction has been loud, walls are thin, and lighting is not ideal. Nice courtyard and community.

The Marshall is an adequate place to live. Rent is high, there has been construction all year, and the staff could be more informative. Amenities are nice, a hot tub would improve this rating. It is a nice place to live if you have a lot of money and want to burn it.
For the most part its good however things dont happen super timely sometimes and while it is dog friendly dog areas are not kept up frequently
While being in this apartment I have had very little problems. But even with the few appliance or noise issues there have been they have been solved very quickly.
The lack of cameras in the stairwells and in the hallways makes it really easy for people to trash the place and break things. The windows are hard to lock and they make it easy for cold air to seep through and that makes the heating bill more expensive. Sometimes someone from the office needs to let us into the pool area even though it should be open. The apartment I live in is a really good size but the new bed frames are awful they move around a ton which is such a pain
Apartment is nice but not for the price and the staff are much less than lovely. Amenities are usefull but I think they could improve by sending an email about all that is available.
The amenities are really nice and convenient, and the apartments are up to date and well taken care of. But the walls are thin and the hallways/courtyards aren’t always clean. Dog friendly is a big plus!

The amenities are nice and the location is better, but the constant construction is obnoxious. The new bed frame-thing that were put in during *finals week (are you kidding me) are so much worse than the original ones - it constantly slides around and falls between the metal frame. If you want to go to the pool, you have to go before 7pm or your fob won't work, even though the office is still open, which is dumb.
Wifi is absolutely horrible, the size of our kitchen is ridiculous, and i wish i could use my key to get in the back door of the B building.

Looks nice and convenient location. However, the leasing management does not care about the residents, everything is either broken or breaks, and it's completely over priced. They spend money on stuff like a new touchscreen in the lobby for nonresidents to look at the place and do events that not everyone has a fair chance to participate in. Also, if you want to be able to walk around your building without running into, tripping over, or having to turn around and go a different way because of construction don't move here.
The dog waste in courtyards and in the hallways is out of control and even the steps trying to be taken are not working. There is also not enough security
Overall it has been a decent experience. A lot of construction and smaller issues, but apartment and staff are nice and helpful. Would recommend to someone else.
The building and rooms appear to be very nice, but have incredibly thin walls, poor dishwashers, and drafty windows. Many of the amenities, such as the gym equipment, are nice but are often broken down. The hallways and stairwells smell terrible, and the WiFi breaks often which is incredibly infuriatin.
It is a great community and I have had a great experience although it is a bit expensive. One thing that troubles me is that walls between rooms in an apartment are very thin.

I love the community at the Marshall. The staff is always helpful and the space on the main level is perfect for studying with friends and working on group projects. I really like the size of the gym, but I would use it a lot more if the equipment wasn't right on the side of the basketball court. It makes for a weird experience. The construction was rough last semester but the staff was really accommodating and made us all feel like our issues were heard.

Always has construction, rent is expensive for the amount of space you get in your apartment, good amenities, but the pool is always locked at least an hour earlier than is posted on the door.
It's ok I guess. Rents too expensive for my unit in comparison to the other units that are 2x2 shared. For example I've been in other 2x2 shared and they have a closet and so much more space and they only end up paying like $20 more per month
Sometimes things break too frequently. Usually someone is pretty quick to fix it though. I love having so many amenities available, especially in the lobby.

I love living at the Marshall. I have lived at the Knoll and the Bridges and far prefer the Marshalls location, amenities, management, and apartments. Only issue is some of the front desk girls are consistently rude, thank god I don't have to go there much
The Marshall is a great building. There are great facilities, like the lobby with study rooms, the gym, and the pool. The front desk people are sometimes not super friendly but other than that I haven’t had many issues.
Way too much construction on the building. I hear people hammering and working at 9am when I'm sleeping. Interruptions from construction work has been a constant my whole time living here.
Living here has been good. I love that it comes fully furnished, with washer and dryer in the room with amenities like WiFi too. We have had some maintenance issues that took a long time to get fixed. Our oven still doesn’t work great and we actually got a whole new one and it still doesn’t really boil water or preheat in a normal matter. The construction has been terrible because the workers are so noisy at the most inconvenient times and they have been here forever.
Great amenities, and huge lounge space in the lobby/student space area. Maintenance requests get completely efficiently and quickly and internet is also fast and great. Love how there are so many community events and ways to get involved within the residence. Neighbors are all very friendly and respectable. Love how its a pet friendly place too. However, sometimes the staffs can seem intimidating and uninviting to go into the office.
I love Marshall because of all the fun activities they always have every month and how there are so many study rooms and a spacious lobby to do work in.

The best part about living at the Marshall is hands down the location. You are really at the heart of Dinkytown and it's really easy to get to campus. On the downside, it's incredibly expensive. Walls are thin and construction can get annoying. Overall, I've had a pleasant experience.
I am very satisfied with my apartment. There are many things about my apartment that I find attractive yet useful. I like the gym and indoor pool as well as the computer lab.

Pretty expensive and some of the apartments are on the small side but the apartments are overall pretty new and modern looking. Service is generally good but slow at times. The ammenities like the gym and pool are nice additions.
The construction is terrible. Had I known it would be a year long thing when I signed my lease I would not have chosen to live here. It starts right outside my window around 6am and goes to 6 pm nearly every day. Sleep is impossible, getting anything done in my apartment is impossible, even watching tv is impossible. Extremely disappointed with this, especially given how much I pay to live here. Definitely not releasing here, just wish I had a better experience for the one year I am living here.
Floors/ceiling carry noise. Quiet hours are enforced when it comes to loud parties. Really like the days where rewards are offered for residents.
I think that The Marshall is a great place to live. I love how they really try to make it feel like a community and plan events that bring the residents together. I have never one questioned my safety while living here, which is very important to me. Also, I think that the amenities are a great bonus for living here. Everyone that works here is super nice and helpful, so I never worry about asking them if I have a question or concern.
As a resident, I have been both happy and upset with the Marshall. Some things could have been handled better. I would also like to mention that when it snows and the plows come out at 1 am, it is very disrupting, especially since I live right off the main courtyard.
Living here is significantly better than living in a fraternity house. The free water is nice, but it seems like the utilities are still often high. Perhaps, this is due to the exceptionally cold winter and the rather drafty windows and doors on the apartment. We've got a pool that nobody uses and I really wish we would get a hot tub instead. I also don't think I have ever lived here without a construction crew present so thats cool too..
Nice facility, clean with good amenities and a great location. Construction is a bummer though. Also I love off the main courtyard and people always come to plow snow at 2 in the morning when I’m trying to sleep. Not a fan of that.

The apartment building is always clean. Amenities here are fantastic & suit everyone’s needs. The staff keeps this community fun by hosting events each month. Reason for -1/2 star: 3/4 treadmills were out of order for over a month. My stove top and fridge in my unit needs fixing/updating.

Constant construction has ruined my stay here. I’m sure it is a lovely property when fully renovated but we have spent our entire year without a balcony, which we pay for. Our electric/gas bill is also very high because the windows are poorly Insulated so you can always feel cold air rushing in.

I love the community and how nice everything is. I can easily spend a whole day in the winter and not have to go outside, I can swim workout grocery shop and print all within the same facility.

I love it here... when something breaks they fix it right away. They have free food all the time. I am worried that they are going to overly charge me for “damages” that I didn’t do
The Marshall as a whole is probably fine, but my unit is in the back alley and isn’t connected to a hallway (the only door is to the outside) so it doesn’t feel like a community & feels unsafe coming home at night. Our unit gets no sunlight and we have to walk half a block outside in the cold to throw our trash out.
There are great amenities here and the maintenance staff is very prompt. The location is great and overall, it is a pretty good value. However, the noise is awful. It’s as if the walls are paper thin. One wall to my room is adjacent to a hallway with a door and every time that door is opened, I hear it (loudly too). Any time people are walking by and talking (which happens frequently in the middle of the night), it sounds as if they’re standing right next to my bed. I can’t sleep here.
Overall it’s been good. I wish the person who is supposed to check the parking lot did so more often because we keep having people in our spot and they don’t get moved or even the flyer that the office says they will put there. Other than that, I’ve enjoyed living here.
I love my room and my apartment. It is very nice here. The community is great and they offer promos and things in the lobby every week which is awesome but I have two complaints. Loud construction was going on for 8 months that was not told to the residents moving in before. Also, the lobby is a confusing walk away from the B building I live in which makes it inconvenient to use the extra stuff there that is paid for.
For the most part it’s very enjoyable. The halls and elevator get really gross sometimes but other than that it’s all pretty good. The walls seem to be super thin because you can hear everything!
The location of the Marshall is terrific and I can easily get to class and other stores like target without any hassle. The building is great as well, nice and new with plenty of helpful amenities.
The insulation is so bad that there are literal icicles forming on my windows. The majority of the workers in the front office are condescending and rude.
It’s very noisy, but the building and amenities are great! Staff are helpful and friendly. The construction was very loud and inconvenient as it blocked the back door to my apartment for over a month.
I have never had a problem with the community I live in. The people around me are all very nice and keep the noise to a pretty good minimum.
Compared to the previous apartment complexes I have rented from, the Marshall is doing amazing. However, despite my low standards, there are some thing that I would definitely change.
The Marshall did not handle the construction situation well. This piece of criticism is coming from someone who had to deal with the construction on B building in August, till the construction on A building in October/November. There are better ways of of handling a situation than throwing pizza parties to “apologize”
That being said, the Marshall does provide a sense of safety and privacy that I did not have before moving into my apartment(s), so I am quite grateful.
I think the apartment overall is nice! Only sometimes our neighbor's dog is a little loud, but our neighbors are quite friendly. Maintenance usually shows up in a timely manner and the only main issue I had was that the construction was pretty inconvenient and noisy- especially very early in the morning.
Overall the marshall is okay. I put in a work order 3 weeks ago and it still has not been complete. My car got towed out of the Marshall public parking lot which cost me $300 and there was no reason it should have been towed. I have called the front desk twice to have the broken class on our courtyard cleaned up- still has not happened. Also, really wish all the exit doors to the building were able to be utilized as entrance doors via our key fobs. On the flip side the hallways are always clean which is nice.
The Marshall has been a wonderful experience to live at!! The office staff are very friendly and it’s nice how quickly maintenance requests are answered. I feel like despite my expensive rent, I get a lot of high quality amenities.
The Marshall staff are friendly and willing to answer any questions. The facilities are clean and updated. Building B is generally quiet. One complaint would be that the walls of our apartment are very thin.

The leasing office holds various events throughout the year that really make the place feel more homey. It also forces you to meet more people which is always good.

The Marshall lied to us about construction and multiple other things regarding our room. When questioned about these concerns, management did not seem to care and made up very poor excuses.

Not happy with the constant construction that we were told would be finished already. It was very disruptive, especially during finals week.

The location is great because of target and how close the 4th street circular is and the amenities such as the lounge and workout facilities are great as well!

It’s been great to live in the Marshall. My apartment is quite close to the elevator lobby as well so I don’t feel as confused with the Marshall as opposed to when I visited friends apartments before I lived here
The environment is great because everything is so involved! It is a great location with great amenities that are hard to beat. The apartments are spacious!

I think that overall The Marshall is really friendly and clean. It is also nice that it is pet friendly and has nice amenitites. However, sometimes it can be unpredicatble. Multiple times I have tried to use the pool and it has closed hours before it is supposed to or at least me and my room mates keys wont work. Also, when they were changing bed frames they didnt let us know they had begun on our floor and my entire apartment was woken up by construction workers. We didnt even get a paper on the door.
The apartment and amenities are wonderful, however, the management is lacking and could do better. They seem to be pretty slow on response and not very organized.
I really appreciate the apartment community and I think that the friendliness of the staff and the amenities provided are a big part of that.
The Dinkytown location is nice and close to most things. It is also nice to have the gym in the apartment. The WiFi could be better and stops working randomly.
I mean the constant construction is pretty horrible and I think the marshall knows how much of a pain it is, but what is the point of getting a reindeer. I also complained about stepping on a screw that was left in my room after the construction but never got back to me. So that was cool.
The marshall apartments is a great place to live. It has lots of facilities free to its residents to use and has printing services which is very important to me personally as I am a student.
Things are okay, but there are lots of small inconveniences that really add up. It’s things like he bad smells in the hallways and staircases, the rude construction workers, the constant construction, the bed frames that slide around and don’t fit on our beds, and much more
they are trying their best with the construction, but it would've been nice to know prior to resigning how long the process was going to take. Our washer has been broken and was just fixed this last weekend because we complained about screws being left in our rooms from best construction.
I appreciate the comradery the apartment building provides on a daily basis. Feels like a community, a family, if you will, which I wasn’t used to.
I love my apartment but the construction is really annoying. They tried to make up for it by having free pizza that I couldn’t even get because I was at work. They replaced a part of my bed and now I feel like it is worse than it was before. I wish they never messed with my bed at all. It’s squeaky now and my mattress moves around easily.
There are very good amenities and activities for the community. The stairwells smell SO bad. like so so bad all the time no matter what. ALso there are a lot of things I feel residents get unnecessarily charged for.
The building itself is very sleek and nice. The overall help from the front desk and maintenance is great! However, the units themselves are boring and poorly designed. Sound carries throughout the apartment with no resistance at all. Construction has been an issue this year but that could just be how the year ended up.
The apartment is wonderful, however all the construction is very frustrating. It is slowly getting better, but there are a lot of little things that the Marshall should warn their residents about.

The recent construction has been an convenience due to the noise and detours. The mattresses/bed frames were just replaced causing a hassle during a stressful time of the year. The timing of these projects could be improved to a better time such as the summer.
Lots of amenities here that are very nice. The windows seem to let a lot of cold air in so our apartment is usually very cold even though we have the heat on.
The walls are so thin so it’s really noisy and the construction is loud and inconvenient. But the amenities, staff, and apartments are great

The apartments are very nice but I hate living on the courtyard floor because there’s dog pee and poop a lot. In addition, I was not made aware of the construction that would be happening when I signed my lease.
Rooms are small, kitchen cabinet space is very limited, and they have been doing construction for over 2 months now. I do like the activities they put on and their free printing.
I like living here for the most part but sometimes it feels like kind of a scam. I feel like I pay so much to be woken up at 7:15 everyday from the construction that I wasn’t told about until the day I moved in, and that’s definitely the biggest thing. Especially when I was told it would never begin until 8 am.
Overall, I've enjoyed the living experience here. The construction has been a pain at times, noise from the street is annoying, and parking is tight, but everything else is pretty sublime.

Great building. Big apartments with great facilities. My apartment has a beautiful view. Doormen are friendly and help send up heavy packages when I can't take them up myself.
Amenities are great if you use all of them and great location everybody is friendly and it is super easy to meet people ! If you can afford it , it’s worth it
The Marshall has a super awesome location if you're a student at the U of M! It is pretty expensive...but so are most apartments on this campus. Also allows pets but is kept clean despite the pups that walk the halls and courtyards everyday. Huge plus and lots of fun for my dog to have friends to play with!

It is the best apartment in Dinkytown. Tanning bed, a swimming pool, a basketball court, ping pong tables, fire place, shuffle board and more I can find so much to do here when I am bored.

Everything is beautiful and clean, both in the unit and in the common areas and hallways. I wish there was a place to put recycling where I don’t have to go to the garage. And I wish there was a way to file noise complaints because our neighbors are very disruptive.
I enjoy living here, the staff is super friendly and I enjoy all of the amenities that they have to offer. That being said its pretty disappointing that we haven't been able to use our balcony since September because of maintenance and also our neighbors upstairs are EXTREMELY loud and there are nights where we can't sleep because of it

I like it here but I wish it wasn’t so expensive. I really want to live here next year but I cannot afford to pay 1050 per month. That is so expensive. I wish I didn’t have to have my car here cause parking is expensive. But I need my car. If it was $900 a month I think I’d be able to stay here. Please make my rent $900. Then I can stay
Okay place to live. Walls are thin and the appliances are cheap considering how much you pay. It can be noisy with all of the construction but good location

The community is rather friendly and there is a lot of space to study. Plus there is a lot to do in the lobby in terms of fitness. I really Ike my apartment layout and the appliances work really well.

Been a fun year so far living here at the marshal. Only thing I can say is bad is the construction I can hear some mornings but that’s only making improvements to make this place even better!
I love the Marshall. They have been super helpful when it comes to maintenance requests and have always shower up on time. They have also been helpful in answering questions when I call!
Has been a very good experience so far. Staff and security has been very nice and the amenities are very nice. Only complaint is on three occasions we’ve had staff enter our room to lock or check are sliding door with little to no notice to us. We prefer the typical 24 hour notice to entering our unit.
The stair ways are never clean. They took away the recycling on every floor. The location is close to campus. The rent is too much for what we are getting.
I gave the Marshall a 4/5 because I really like living there because I live with my best friend. We've lived there for one year and a little bit now, and the location is so great for us.

I really enjoy The Marshalls location however I do have some issues. These being that for the price that I pay ($1015) a month I could live in a boujee apartment back at home, also there seems to be a lot of homeless people outside (not that it is an issue) it just is odd.
The tanning and gym and pool are all very nice additions to the Marshall but I do expect things like that to be there with the rent I am paying. I have put in 3 fix its for my desk chair to be fixed and the front desk tells me there are more important things to be done right now which annoys me. But overall I am very happy with living here
The place is nice, but overpriced. The apartments look pretty similar to any other Dinky apartment, but they’re definitely smaller and more expensive than the others. The fitness center is dingy and old, and the other amenities don’t really get used much.
The prices are high for small apartments but the quality of everything is great! I love the amenities the marshall provides such as the gym, tanning salon, and study rooms. Being right above target is great, too.
The apartment is awesome. I think that the ownership is superb and I have no complaints. It is all clean and all of it just is everything I could as for.

The Marshall is a great community of diverse students. However, the building is over priced compared to the competition and frankly probably not worth it. Also, the constant construction going outside that starts 8am everyday tends to get on residents nerves.
The Marshall is a great place to live with roommates you are close with. I'm never disturbed by nose from any of my neighbors and the kitchen and rooms are small but still comfortable. The grills in the courtyard are my favorite amenity I use them almost everyday. The wall in the apartment separating the living room from the bedrooms are a bit thin but aren't a problem with cooperative roommates.
I love the space each individual gets with their own bedroom and bathroom. The appliances are updated and all of the cabinets are modern. My friends and I love the space.
The Marshall is in a really convinient location. But the condition of the apartment is not the best.... from cracks, to dents, to creaky doors. But the amenities are awesome.
Sometimes management is not receptive. Has taken a long time for maintenance requests. Halls not clean on weekends.
CONSTRUCTION IS TERRIBLE
Very clean with a nice view, I had a lot of possible options for living this year and I did a lot of research and this was the best option for me.
The Marshall provides really nice apartments with a nice kitchen, comfortable bedrooms, and nice furnishings. However, the amenities seemed to be closed more often than not, and there are fines for just about everything.
The Marshall has been great so far! I have only lived here since September, but my experience so far has been nothing short of great. There are so many amenities and they have everything you need!
My primary concerns with my experience so far have been mostly with the situation of roommates. While I understand that there was not room, they split me and my planned apartment mate.
The apartment is so spacious and in a great location. It’s a short walk to campus and had tons of food options close by. Hopefully the construction will finish up soon as it is loud in the mornings.
My experience has been amazing! I feel safe and protected while living here. I also love my room and my roommates! Everything so far is perfect!
I’ve had a great experience living at The Marshall so far. The amenities are nice and it’s such a great location. My only complaints would be how my roommates and I found the apartment when we moved in. The microwave handle was broken off, panels were missing from the blinds, and there were scratches all over my bathroom door.

Love living here for the final year of college. The room is very spacious and love the townhome style. Location is perfect in Dinkytown, which makes it close to everything. Price is a bit high though.

The space and location for my work needs were perfect. I also loved how comfortable the bed was and the Floor views from the courtyard. Peaceful and relaxing.

I really enjoy living at the Marshall, this will be my third year here. The staff is always very helpful, especially Sue and Connor! The amenities are great and so is location.
I love the community atmosphere at the Marshall. The amenities are a huge convenience for all residents. The staff is beyond friendly and willing to help with whatever issue needs to be addressed.
The rent is really expensive, and they increased it even for residents renewing their leases. There is dried, crusted throw-up in the stair well that has been baking for weeks and has yet to be cleaned. They removed the recycling from every floor for no reason. They DNA analyze dog poop
I absolutely love the Marshall. It has everything you need as a student at the University of Minnesota. Some examples of my favorite things about the Marshall is the location to campus along with it being right above Target
Move out was absolutely horrible, closed all the gates and tons of construction. Upper level management is probably the worse i've seen in a long time. The college students running the place are definitely the only helpful people. Puke in the back stair case for about 3 months without anyone cleaning it up. Definitely wouldn't do it again.
I like living at the Marshall so far. The maintenance is very responsive. The facilities are complete. However, i think the leasing price is a bit overpriced, and i would suggest students who renew their lease should get a discount for everytime they renew their leases.
a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise.
The Marshall is pretty good, horrible WiFi, secure, lots of amenities, apparently very unsafe for fires? Duct systems pretty bad, like if cook something with a smell at any point, that smell is now permanent.
It hasn’t been the best. A lot of stuff is broken and hasn’t been fixed. The gym for instance still has a broken glass. Also the WiFi doesn’t work in many parts of the building. Overall for the amount that we pay it’s been pretty shoddg
The location is probably the best part about living at the Marshall - it's so close to campus! I liked using some of the amenities such as the gym and the computer lab. However, the price to live at the Marshall is expensive, and the cost of rent increased each year!

I have lived at The Marshall for two years now and I have loved every second of it. Having my own private bedroom and bathroom is amazing. I don't think I will ever get so live somewhere this nice again.
The apartments are nice and the amenities are cool. I had a room window facing the street. It wicked because at bar let out all you hear is screaming and wooo from everyone that has been drinking. If you are not a heavy sleeper it always wakes you up. Plus this happens Wednesday until Sunday. The parking sucks unless you want to pay over 100 dollars for parking. There is barely any street parking the rest are meters. I have gotten so many tickets and my car has gotten towed. The room I have is very spacious and the apartments are super spacious. The walls are not as thin as people keep saying. I had a neighbor that smoked weed so the smell got into my room a lot. The cable service was decent and the WiFi was decent.
I enjoy the unit, the free printing, the gym and the good management but I don’t see a need for some of th other amenities. Also the rent got too expensive so I had to leave.
The Marshall is a great place to live-- it's dog-friendly, and the amenities are wonderful! The community is very social however, so be prepared!
