General Leasing Questions

How are roommates matched?

In your application there is a "roommate matching" section in which you detail your cleanliness, noise, and lifestyle preferences. If you do not have roommates, our leasing manager reviews your roommate matching card and places you with roommates that have a similar matching card to ensure you would be compatible roommates.

 

What if I need to cancel my lease?

Unfortunately, The Marshall does not allow lease cancellations unless it is for military deployment. If you have signed a lease with us and need to get our of it, you need to find someone to take it over. Once you have found someone, you will then need to contact the office to complete termination paperwork and pay a termination fee. Upon the lease execution of the new applicant, you will be relieved of your lease.

Will you send me a monthly bill for rent?

No we do not. You will have to log into your resident portal on the first of every month to see your amount owed, as we charge your amount owed on the first of each month. Rent is due no later than the 3rd of the month at 10 AM.

What types of apartments are available?

The Marshall offers a variety of floor plans such as 1, 2, 3, and 4 bedroom flats, 2, 3, and 4 bedroom town homes, and 1 and 2 bedroom double occupancy units!

Can additional furniture be brought into the apartment?

Your apartment will come furnished. You are more than welcome to bring additional furniture into your apartment as you see fit, however we do not have storage on the property to store furniture that is not wanted within your unit.

If I'm over 21, do I still need a guarantor?

If you do not want to have a guarantor, you are more than welcome to put down a deposit instead. Your deposit amount is equal to one installment of your rent and will be refunded to you at the end of your lease pending there are no damages or monies owed after you move out.

When does my lease start?

Your lease start date can be identified in section 1 of your lease.

Are there home essentials included, such as pots and pans?

Some home essentials are included in your unit. In your living room, a sofa, couch, coffee table, end table, and entertainment stand are included, In your kitchen, bar stools and a movable island are included, and in your bedroom a bed frame, mattress, desk chair, desk, and 2 stack-able dressers are included.

What size are the beds?

If you signed for a single occupancy (1 person/bedroom), the beds will be Fulls. If you signed for a double occupancy room (2 people/bedroom), the beds will be Twin XL's.

When I got to pay my rent, why does my balance due say $0?

This means that nothing has been charged to your account yet. You can still make payments even if your account shows a $0 balance; your payment will be applied once your rent is charged on the first of the month.

What do I need to hook my computer up to the Internet?

All you need is your computer and a valid account with our WiFi provider, Boingo! When you choose "The Marshall Wireless" internet option, your computer, smartphone, or other electronic device will re-route to the Boingo login page. Here, you will make an account and will be granted access to our property-wide WiFi until the end of your lease term.

When is my first rental installment due?

Your first rental installment is due on the 15th prior to your lease start date. This is detailed in section 3 of your lease.

How close are you to campus?

The Marshall is 3 blocks from East Bank at The University of Minnesota. The Marshall is also 1 block from the Metro Transit bus line, 1 mile away from the Metro Transit Light Rail, and 3 blocks from the Campus Connector and Circulator bus stops.

How are rooms assigned?

Bedrooms are assigned based on what you put in the preferences section in your application. The more specific you are with what you want in your future home, the better we can place you!

What utilities am I responsible for?

The Marshall residents are responsible for their electric, gas, water, and sewer utilities. We work with a third-party company, Conservice, to bill you the portion of utilities you’re responsible for. There is an additional fee for required processing which will be included along with the charges posted to your resident account each month. Please contact us for more details and average monthly costs.

Renewal Questions

When do I start paying the new rent amount?

You begin paying your renewal amount on the first of the month after your lease ends. If your lease for your current unit ends in mid-August, your new rent amount will be due September 1.

Can I request different roommates?

Absolutely! If you want different roommates for the next lease term, please contact our office and ask to speak to the Leasing Manager. They can help you find new roommates using your roommate matching card.

If I renew, will my guarantor have to sign again?

Yes.

It seems early to renew, I just moved in?

We understand it is early to think about renewing. However, renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew my lease?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is as easy as "1, 2, 3"! Just follow these steps:
1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
